Commercial flat roofs pose some of the greatest challenges for a roofing company. Large flat expanses, heating, air conditioning machinery, vents and piping, all create obstacles to making a roof watertight and long lasting. Pitched roof material is, more often than not, some type of shingle or metal installation. As we mentioned, commercial flat roofs present many obstacles you will not find on a pitched roof. Building ventilation system, large AC units, etc, along with numerous vent pipings and other protrusions. Not only are these obstacles, they can also be, depending on the roofing material used, a source of continued maintenance expense.

Consider the type of protection commercial / industrial buildings with flat roofs require from the roof system.  Protecting not only people, but expensive equipment, machinery, inventory etc.  Therefore, choosing a long term, high quality roof system seems the only practical option.  

When contemplating material options, one must consider the cost to not only install the new roof, but to own (maintain) the roof after installation.

Installing a "cheap" roof will obviously cost you less money to install, what many do not consider is the added expense for the required continuous maintenance to keep the roof from leaking. Not to mention the short life span of "cheap" roof material installation, some as low as five years, even with continued maintenance.

The notion of having to replace a flat roof on a commercial building every 10 years seems to be acceptable to most contractors, and therfore, building owners.  The reality is, there is an alternative!  Installing a high quality roof, is actually less expensive, in a short period of time.  

There are many different material options that have been installed on flat, or low slope commercial buildings for many years. As we have already addressed, a good portion of the materials used on flat roofs, are very low quality, require continued maintenance, short service life, and limited short warranty period.
